Plans for the Dayton Arcade are a step closer to becoming a reality as construction gets underway on the historic site’s rotunda.
The Arcade has sat empty for roughly 30 years. According to developers, construction on the rest of the site will begin within the next few months.
Crews recently brought in scaffolding so they can restore the Arcade’s rotunda, according to officials.
Dayton Arcade Partners, the developers for the project, now own all of the real estate in the complex, according to Frances Mennone of Cross Street Partners.
“It’s probably one of the most complicated projects I’ve ever been involved in in terms of the interaction between the commercial side and the residential side,” said Trace Shaughnessy, vice president for McCormack Baron Salazar, one of the development groups working on the project.
The design phase is complete, Shaughnessy said, and developers are almost finished getting all of the permits they need.
“I think you’ll really see the construction ramp up in the next few months, and over the next 12, 14 months, you’ll see quite a bit of construction actually taking place,” he said.
The roughly $90 million project is set to bring 110 affordable housing units to the site as well as commercial space, including offices, shops and restaurants, Mennone said.
With several redevelopment projects in the works, businesses are continuing to express interest in moving to the neighborhood, according to Sandy Gudorf, president of the Downtown Dayton Partnership.
“Things are looking up for Dayton,” Gudorf said. “There’s a lot of optimism and confidence about our city.”
As construction gets underway, it could spur additional redevelopment in the area, Shaughnessy said.
“I think you’ll continue to see other buildings around it start to undergo the process of restoration and reuse, adaptive reuse,” he said.
Construction is expected to be complete by the spring of 2020, Mennone said. The vast majority of funding for the project has been raised, she added.
