DAYTON, Ohio (WDTN) - Development expert and author David McDonald says he can turn around downtown Dayton for about $30 million.

He says you must first reduce the office vacancy rates of around 35 percent and stop the exodus of businesses.

He is proposing a bold plan that would raze several non-historical, under-utilized office buildings, reducing office vacancy rates almost overnight.

Razed, shovel ready properties would then be signed-over to the city for free parking to combat competition from the malls.

To pay for the aggressive proposal, McDonald is forming a development group consisting of local CEO's who, he says, are better equipped to attract sophisticated developers needed to turn around downtown Dayton.

McDonald's full plan will be revealed in a special two part series beginning Monday morning February 20, exclusively on Two News Today beginning at 4:30 a.m.
